Terms & Conditions



Access to the Property is available from 3pm on the first day of the rental period and the Property should be vacated by 11am on the last day of the rental period. This four hour time slot allows for the cleaning and preparation of the Property for the next guests. Maximum occupancy consists of 4 guests. Pets are forbidden.


A provisional booking can be made by telephone or e-mail. The person making the booking must be over 18 years of age.
-Deposit is made upon reservation. Non refund if cancel reservation.


Payments are to be made in US Dollars by cash, by Bank Transfer or via PayPal.
-Full payment of the stay made while arrives to the apartment for the key handover.
If full payment has not been received, the reservation will be cancelled, and the deposit forfeited.

Please Note:

-Rates include: all taxes, utilities, high speed internet, cable TV, linen & towels, fully equipped kitchen.
-Electricity & water 20$ a week.


Details of how to find the apartment and where to collect keys will be sent to you approximately one week prior to your arrival. Please advice us of your estimated arrival time, which should normally be after 3pm. We have truly put our hearts and souls into the apartment, furnishing and decorating of our apartment for your enjoyment. Please be kind enough to observe the following; We ask that you take proper and reasonable care of your apartment; furniture, pictures, fittings and effects; please leave them in the same state of repair and condition, and in the same clean and tidy condition, at the end of the rental period, as at the beginning. Do notify us immediately of any breakages and damages. You are legally bound to reimburse the owners for any replacement, repair or cleaning costs on demand. We also ask that you are courteous, and give due consideration to other residents. We reserve the right to remove, without notice, any person or persons from the property due to unreasonable behaviour, damage to the property or exceeding the stated occupancy. In this case any refund will be at the discretion of the owners. On departure day, you are required to vacate the apartment by 11am.
-40$ charge for cleaning in the end of visit.


You may cancel within 7 days of booking, during which time a full refund will be given. Holiday cancellation insurance is not provided by us and is not included in the price of the holiday. All holidaymakers are recommended to take independent advice on appropriate holiday insurance. The property owner is not liable for any additional cost of any alternative accommodation or liquidated damages, which must be paid by the holiday maker. Due to circumstances beyond the Owners control it may be possible that the property becomes unavailable. In this case the Customer will be advised as soon as possible alternative accommodation of a similar standard will be offered if available, or a refund of monies paid unless the alteration/ cancellation arises from reasons of ‘Force Majeure’.


No liability can be accepted by the Owner where the contract is affected by force majeure. In the context of these terms and conditions, ‘force majeure’ is any event that the Owner or the Property Management Company could not, even with due care, foresee or avoid. These events include but are not limited to war, threat of war, riot, civil commotion or strife, hostilities, industrial dispute, natural disaster, fire, acts of god, terrorist activity, nuclear disaster, adverse weather, government action, technical problems with transportation or other events outside the Owners or the Property Management Company’s control.


Sorry, but no pets are allowed within the building.


The Owner and/or the Property Management Company do not accept any responsibility or liability for acts of omission of third parties, which may prevent or disrupt a Customers booking. The booking contract exists between the Owner and the Customer and is limited to the rental of the Property and associated facilities only. The information and descriptions supplied are believed to be accurate and are offered in good faith. It may be possible that certain facilities or features may not be available on occasions due to circumstances beyond the Owners control for which the Owner and/or the Property Management Company accept no liability. In addition, no liability can be accepted by the Owner and/or Property Management Company for any injury, loss or damage to the Customer, any member of the Customers party or any visitor to the Property arising out of or in connection with the use of the Property or Facilities. The Customer must ensure that all children are supervised at all times whilst in and around the pool and adhere to the community rules of the Apartment Community Organization.


The owners of the property do not accept responsibility for any loss or damage to any belongings, nor injuries sustained by the client or any member of their party.


In the unlikely event of any problems during your stay, you must report it immediately to the owner. We will attempt to resolve the matter immediately but if you remain dissatisfied you must write to us within 14 days of the end of your holiday. A failure to notify us during the holiday may mean that we will be unable to resolve the dispute after you return home.
